How much is stamp duty when buying a house in Victoria?

Victorian land transfer duty (stamp duty) rises on a sliding scale with the property price — with concessions and exemptions for eligible first-home buyers.

Stamp duty in Victoria is officially land transfer duty, charged by the State Revenue Office on a sliding scale that increases with the price you pay. As a rough guide it climbs from a few per cent on lower-value homes up to around 5.5% at the top of the scale for higher-value properties.

There are important concessions. First-home buyers may pay no duty on a home valued up to $600,000, with a reduced (concessional) rate between $600,000 and $750,000. There is also a principal-place-of-residence concession, and off-the-plan and pensioner concessions in some cases.

Because the exact figure depends on the price, the property type and your eligibility, use the SRO's duty calculator for a precise number — and we can confirm what concessions apply to your purchase as part of the conveyance.
